THIS DEED made and dated this � day of December, 2006, by and between
THELMA S. COOK, party of the first part, hereinafter called the Grantor, and
GEORGE M. MURPHY, party of the second part, hereinafter called the Grantee.
WITNESSETH: That for and inconsideration of the sum ofTen ($10.00) Dollars,
cash in hand paid, and other good and valuable consideration, the receipt of which is
hereby acknowledged, the Grantor does hereby grant and convey with general warranty
and English Covenants of title unto the Grantees, in fee simple absolute, all of the
following described tract or parcel of land:
All that certain tract or parcel of land, lying and being situate in Shawnee
Magisterial District, Frederick County, Virginia, and being designated and
described as Lots 6 and 7, Block 1, on the plat of Lela M. Miller Lots, of
record in the Clerk's Office of the Circuit Court of Frederick County,
Virginia, in Deed Book 174 at Page 394; each of said lot fronts 75 feet on
the south side of Buffalo Lick Road (now known as Bufflick Road), and
extends back in a southerly direction as distance of 300 feet, more or less;
AND BEING a portion of the same land conveyed to Thelma S. Cook by
Deed dated July 31, 1980 from Linwood F. Spicer and May G. Spicer, his
wife, of record in the Clerk's Office of the Circuit Court of Frederick
County, Virginia, in Deed Book 556 at Page 316.
This conveyance is made subject to all easements, rights of way and restrictions of
record affecting the subject property.
