THIS DEED made and dated this 4h day of May, 2007, by and between JOHN
C. PANGLE, party of the first part, hereinafter called the Grantor, and GEORGE M.
MURPHY, party of the second part, hereinafter called the Grantee.
WITNESSETH: That for and in consideration of the sum of Ten ($10.00)
Dollars, cash in hand paid, and other good and valuable consideration, the receipt of
which is hereby acknowledged, the Grantor does hereby grant and convey with general
warranty and English Covenants of title unto the Grantee, in fee simple absolute, all of
the following described tract or parcel of land:
All of that certain tract or parcel of land, lying and being situate in
Shawnee Magisterial District, Frederick County, Virginia and being
designated and described as Lot 5, Block 1, on the plat of Lela M.
Miller Lots of record in the Clerk's Office of the Circuit Court of
Frederick County, Virginia, in Deed Book 174 at Page 394; said lot
fronts 75 feet, more or less, on the south side of Buffalo Lick Road
(now known as Bufflick Road) and extends back in a southerly
direction a distance of 300 feet, more or less; AND BEING the same
land conveyed to Luther Pangle by Deed dated September 2, 1941
from Lela M. Miller of record in the Clerk's Office of the Circuit
Court of Frederick County, Virginia, in Deed Book 183 at Page 371.
Luther Pangle died intestate in York, Pennsylvania, on June 1, 1959,
survived by his widow, Ethel Virginia Pangle, and John C. Pangle, his
only son, as his sole heirs at law; Ethel Virginia Pangle died on May
20, 1999 in the Town of Luray, Page County, Virginia, survived by
John C. Pangle as her sole heir at law. The title is, therefore, vested in
John C. Pangle under the laws of intestacy in the Commonwealth of
Virginia.
This conveyance is made subject to all easements, rights of way and restrictions
of record affecting the subject property.
