THIS DEED made and entered into this 2!� day of November, 2012, by and
between MICHAEL PAUL BEATTY, party of the first part, Grantor, and TRACI E.
BEATTY, party of the second part, Grantee, whose address is 115-12 Brookland
Terrace, Winchester, VA 22602.
WITNESSETH: That for and in consideration of the sum of Ten Dollars ($10.00)
cash in hand paid and other good and valuable consideration, the receipt of all of which
is hereby acknowledged by Grantor, the said Grantor does sell, grant and convey, with
General Warranty of Title and the usual English Covenants unto the said Grantees, as
tenants by the entirety with rights of survivorship, the following described real estate, to -
wit:
All that certain tract or parcel of land, together with ail improvements thereon, if
any, and appurtenances thereunto appertaining, known and designated as Parcel A,
containing 3.788 acres, more or less, which is situated in the Opequon Magisterial
District of Frederick County, Virginia, as shown on that certain survey dated February
16, 2008 by Michelle Biiler, L.S., and recorded in the Circuit Court of Frederick County
as a part of Instrument Number 080002373. AND BEING a portion of the same
property conveyed to the Grantor here, by deed dated the 6t' of April, 2010 from
Michael Beatty and Ilona Beatty, husband and wife, and recorded in the aforesaid
Clerk's Office as Instrument Number 120006751.

Reference is here made to the aforesaid instruments and the references
contained therein for a further and more particular description of the property conveyed
herein.
This conveyance is made subject to all legally enforceable restrictive covenants
and easements of record affecting the aforesaid realty.
