Current tenants are not operating a M1 zoned type of business. Currently being used for an indoor soccer training
facility for children. Was told by planning office this is a B3 zoned type of business.

When the building was initially leased in April of 2012 with the first tenant, it was being used as
an indoor recreational facility. The county approved this use for the tenant to occupy on a 5 -year
lease. This business was known as East Coast Hobbies.
The tenant broke the lease before the end of his second year, in March of 2014, leaving behind a
large mass of dirt piles and several repair items. The current tenants took possession on July 29,
2014 with the agreement of cleaning up the property and making it acceptable for their business
in exchange for one month free rent.
The new tenants are Winchester Soccer Academy and they have worked hard to establish this
business and are providing a great service to the children of the community. They have found a
new location for their business, but cannot move until August of 2016.
If the previous tenant were still in the building with his indoor recreational business, he would be
doing business here thru March of 2017, with the county's blessing.
We are asking to allow the current tenants to carry on with their business until August of 2016;
or until they find another suitable location to provide soccer and basketball training for children.

Zoning Appeals (BZA) to overrule the administrative interpretation of the County Zoning
Ordinance as described herein. I agree to comply with any conditions required by the BZA.
