FOX (aka Ture55d Mae Fox), deceased, Grantor; and WRIGHT RENOVATIONS, INC. a Virginia corporation, Grantee. RECITALS: Whereas, Elwood H. Fox and Turessa K. Fox, "jointly with right of survivorship as at common law", acquired that certain lot or parcel of land identified as Lot 2 on the plat of Memorial Heights, Beekmann Lots, which plat is of record in Clerk's Office of the Circuit Court of Frederick County, Virginia in Deed Book 259 at Page 95, by Deed recorded in Deed Book 299 at Page 127; Whereas, Elwood H. Fox and Turessa K. Fox, "jointly with right of survivorship as at common law", acquired that certain lot or parcel of land identified as Lot 4 on the aforesaid plat of Memorial Heights, Beekmann Lots, by Deed recorded in Deed Book 308 at Page 297 in the aforesaid Clerk's Office; Whereas, the said Elwood H. Fox departed this life on or about June 23, 2012 as evidenced by the heal Estate Affidavit recorded as Court File No. 170000331 in the aforesaid Clerk's Office, thereby vesting title solely in his then wife, Turessa Mae Fox (aka Turessa K. Fox), pursuant to the survivorship provision of the aforesaid Deed; Whereas, the said Turessa K. Fox departed this life on or about September 6, 2017 as evidenced by her Will and List of Heirs recorded as Court File No. 170000332 in the aforesaid Clerk's Office; Whereas, Thomas A.
