RE: Approval for Master Development Plan (MDP) for Southern Hills — Phase II
Property Identification Numbers (PINs): 85D-1-1-95
Dear Evan:
Frederick County approved the above -referenced, Master Development Plan MDP #03-17 —
Southern Hills — Phase II on March 9, 2017. This MDP is approved for 130 single-family
detached clustered units and a 100 -foot (FT) wide right-of-way reservation for Warrior Drive
extended. Internal streets, pedestrian connectivity, access to Southern Hills — Phase I and
continued preservation of the Ewing Family Cemetery were also included on this MDP. This
MDP is also in conformance with the approved proffer statement for Rezoning #11-16,
Southern Hills — Phase II.
All requirements of the Frederick County Zoning and Subdivision Ordinance have been
addressed in the plan. I am providing you with four (4) copies of the approved final
