THIS DEED, made this 22,3 day of , 1967, between

Edna E. McAboy, widow, of the one part, hereinafter called the Grantor, and
Robert Andrew Ayers and Dianne Moe Frye Ayers,,his wife,, of the other part,
hereinafter called the Grantees.
WITNESSETH: That for and in consideration of the sum of Ten Dollars
($10.00), cash in hand paid and other valuable consideration, receipt whereof
is hereby acknowledged, the Grantor does grant and conv:ay, with General
Warranty of Title., unto the Grantees, as tenants by the entirety, in fee
simple, with survivorship as at common law, together with all rights,
privileges and appurtenances thereto belonging, the following property:
All of that certain tract cf land situated in Stonewall
District, Frederick County, Virginia, about two (2) miles
Northwest of Clearbrook along the County Road leeding
from U. S. Route 11 to the Welltown Turnpike, containing
thirty-nine (39) acres, more or less, but this sale is in
gross and not by the acre, and being the same property
conveyed to the Grantor herein and H. J. McAboy, jointly,
with right of survivorship, by deed dated January 23, 19+3,
and recorded in the Office of the Clerk of the Circuit Court
of Frederick County, Virginia, in Deed Book 186, at Page 429.
H. J. McAboy died in May 1966. The land herL-in conveyed is
more particularly described by a plat a.nc- survey of Richard U.
Goode, C.L.S., dated March 29, 19+9, attached hereto end in-
corporated herein by this reference. Less, however, a strip
of land conveyed to the Commonwealth of Virginia for the im-
provement of Route 671. A reference to the aforesaid plat
and deed and to the references therein contained is here made

hereby conveyed.
This conveyance is made subject to all legall,,'enforceable restrictive
covenants and easements of record, if any, affecting the aforesaid realty.
The Grantor covenants that she has the right to convey said realty to the
Grantees; that the Grantees shall have quiet possession thereof, free from all
encumbrances; that she has done no act to encumber said realty and that -she
will. execute such further assurances thereof as may be requisite.
