Oates GreyWolfe, Inc. 1073 Redbud Road Winchester, VA 22603 Re: Approval for Minor Site Plan #35-17, Grove McComas, LLC (290 Airport Road) Property Identification Number (PIN): 64 -A -45I Dear Mr. Oates: The above -referenced minor site plan was approved on October 16, 2017. The minor site plan is approved for a 3,750 -square foot (SF) brewery with a 1,575 SF tasting room in an existing building in the Ml (Light Industrial) Zoning District in the Shawnee Magisterial District. The existing building will be reconfigured to accommodate the brewery and tasting room, and eight (8) additional parking spaces will be provided to accommodate the specific use. All requirements of the Frederick County Zoning Ordinance have been met in the approved minor site plan. Attached are three (3) hard copies of the signed site plan by the Zoning Administrator. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. Further, once site development is complete, the owner(s) should contact this office to schedule an on-site inspection. Do not hesitate to contact me if you have any questions or concerns.
