Building shall comply with The Virginia Uniform Statewide Building Code and section 309, use group M
(Mercantile) of the International Building Code/2012, Other codes that apply are ICC/ ANSI A 117.1-2009
Accessible and Usable Buildings and Facilities.
Demolition permit is required to remove existing structure. Asbestos inspection is required for buildings built
prior to 1985.
New M -Mercantile Building shall meet height and area per T503 with allowable increases.
Roof Drains shall comply with the International Plumbing Code, 2009. No water shall discharge over
pedestrian walkways.
Handicap parking shall comply with ANSI A117.1-03. A minimum of two van accessible space is required per
1106.5 IBC 09. Van accessible parking shall have a minimum of 11' width with 5' unloading area or a
minimum of 8' unloading area with an 8' width per Section 502 ANSI. Maximum 2% slope required for
parking and unloading. Accessible parking appears to be in compliance with ANSI A 117.1-09
Please note the requirements in Chapter 17 of USBC/IBC for special inspection requirements on the type of
structure ( Soils, concrete etc.) Compaction/soil bearing/soil testing shall be required for placement of new
store.
Geotechnical investigation required per Section 1803
Signs require a building permit, as well as awnings attached to the new store. Engineer design required for
canopy signage and awnings.

Brick paving at entrance shall comply with ANSI A117.1-09 for accessible surfaces
Accessible Parking signage shall comply with USBC Section 1106.8 as required.

Y This project has a sewer pump station that FCSA will own. Title to the pump station site shall be granted
to the Authority in fee simple absolute. Also, (1) a copy of DEQ's Certificate to Construct, (2) a copy
of DEQ's Certificate to Operate, and (3) two copies of the FCSA approved O & M manual are required.
These documents must be received before service will be authorized.
