Addition shall comply with The Virginia Rehabilitation Code, The Virginia Uniform Statewide
Building Code and Sections 311, S Storage) and Section 304, B -Business of the International
Building Code/2012. Other Code that applies are the International Mechanical Code for air
change, the ICC ANSI Al 17.1-3-09 Accessible and Usable Buildings and Facilities, 2012
International Energy Code and 2012 International Fire Code. Structural plans submitted for

Professional.
Existing S-1 Repair garage shall conform to the requirements of the Virginia Rehabilitation
Code. Renovations to the existing structure requires a building permit. An asbestos inspection
is required on renovations to existing buildings constructed prior to 1985.
Additions to the existing building shall not create any extension of nonconformity in the code or
make any nonconformity worse. Additions to the building shall be addressed as separate fire
areas or a sprinkler system may be required.
Building shall comply with height and area as allowed per T503 with the applicable increases.
Building shall comply with IBC/USBC 903.2.9 for sprinkler requirements.
Group S-1 fire areas used for the storage of commercial trucks where the fire area exceed 5000
sq ft, as well as, S-1 fire areas in excess of 5, OOOK sq ft and used for commercial truck repair
garage shall be provided with an NFPA sprinkler system
Quantity of hazardous material quantities and limitations shall be as required/limited under
T307.1(1) to prevent the structure from falling into an H -Hazardous use group
If interior drain is provided, an water oil separator is required
ANSI 20% rule is required. At least one parking area is required to be a Van Accessible space as
required in USBC Sec 1106. Accessible parking and unloading requires a minimum of 8'
parking, and a minimum of 8' of striped unloading area. Unloading area shall have a maximum
2% slope. Van accessible signage is provided as required per USBC Sec 1106.8.
Accessible route to main entrance shall not exceed 5% (1:20) slope. At least 60% of all
entrances shall be accessible. Landings at doors shall not exceed 1:48 slope and thresholds shall
not exceed %". Entrance door appear to be in compliance with location, quantity, etc.
All required exits shall be accessible and meet the requirements of IBC Section 1007.
Please indicate elevation of new addition and existing facilities.
All structural plans submitted for permit application shall be sealed by a VA Design Professional.
Please note the requirements in Chapter 17 of the IBC for special inspections for this type of
structure.(soil, concrete, bolts, etc.)
