Approval of site is subject to the receipt of the Design Loads for the sprinkler system and the Design Loads for the Domestic water. Grease interceptor is required for hotel kitchen and is not located on the plans. All required exits shall be accessible. Roof Drains shall comply with the International Plumbing Code, 2009. No water shall discharge over pedestrian walkways. Handicap parking shall comply with ANSI Al 17.1-09. Van accessible parking shall be provided and have a minimum of 11' width with 5' unloading area or a minimum of 8' unloading area with an 8' width per Section 502 ANSI. Signage shall comply with 1106.8 USBC. Maximum 2% slope required for parking and unloading. Parking appears to meet ANSI A117.1-09. An accessible route provided to the main entrance of the facilities. Walkways shall have a maximum slope of 5%. Slopes steeper than 5% shall be designed as an accessible ramp. Ramps shall not exceed 1:12 slope. Ramps higher than 6" require handrails on both sides. Handrails shall meet ANSI Al 17.1-09 and shall be provided with extenstions. Entry into spaces larger than 3000 sq ft require a vestibule to meet the 2012 Virginia Energy Code Four story structure requires elevator to accommodate emergency stretcher as required in Section 3002.4 Please note the requirements in Chapter 17 of USBC/IBC for special inspection requirements on the type of structure (Soils, concrete etc.) Compaction/soil bearing/soil testing shall be required for placement of new buildings. Based off of the review of the Drawings, all of the previous VDOT comments have been addressed and the Site Plan is approved by our office. Please ensure that all applicable agencies have the most recent set of approved Drawings. We offer the following general comments: Our review and comments are general in nature. Should details be overlooked during plan review or conditions in the field exist such that additional measures are warranted, such measures shall be completed to the satisfaction of the department. Materials used and methods of construction shall adhere to the current observed VDOT Road and Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control Devices, and Land Use Permit Special Provisions. A preconstruction conference shall be held by the engineer and/or the developer with the attendance of the contractor, various County agencies, utility companies, and VDOT prior to initiation of work. All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe or drainage easement. • Any construction related changes to the approved plan must come through the design engineer to VDOT for approval. Please allow a minimum of 5 business days for VDOT review. A Land Use Permit shall be obtained before any work is performed on the State's right-of-way. The permit is issued by this office and may require application fees, the salary & expenses of a State assigned inspector, and surety bond coverage.
