THIS DEED, made this 22nd day of October, 2003, by and
between WILLIAM M. BOYCE, JR., unmarried, party of the first part,
and CHUL KANG AND SOON H. KANG, husband and wife, parties of the
second part,
W I T N E S S E T H:
That for and in consideration of Ten Dollars ($10.00) cash in
hand paid and other good and valuable considerations, the receipt
and sufficiency of which are hereby acknowledged, the party of the
first part does hereby grant, bargain, sell, and convey unto the
parties of the second part, with covenants of General Warranty of
Title and in Fee Simple, as Tenants by the Entirety, all of that
certain lots or parcels of land, with all rights, ways, easements,
and improvements thereunto belonging or appurtenant thereto, lying
and being situate in the County of Frederick, Virginia, and more
1particularly described as follows:
SEE ATTACHED (Schedule A) "Legal Description"
AND BEING the same property was conveyed onto Grantor in
Instrument No. 020010540 on 06/26/2002; in Deed Book 874 at
Page 0026 on 02/07/1997.
The above described property is conveyed subject to all
easements, restrictions, and encumbrances of record which legally
affect the title to said property.
The party of the first part covenants that he has the right
to convey the said property to the said parties of the second
part; that the parties of the second part shall have quiet
possession of said property, free and clear of all encumbrances,
except as hereinabove set forth; and that the party of the first
part will execute such further assurances of said property as may
be requisite.

(LEGAL DESCRIPTION)
All of that certain land on the eastern side of U.S.
Route 522 South of Winchester, in Shawnee District:,
Frederick County, Virginia, containing 29,156 square
feet, by survey, with metes and bounds as shown on plat
of division surrey by L. Allen Ebert, L.S. dated June
4, 1992, of record in the Clerk's Office of the Circuit
Court of Frederick County in Deed Book 788 at Page
1337, and designated thereon as "Lot 111, but less and
except that certain parcel of land as set forth in the
Certificate of record in said clerk's office in Deed
Book 844 at Page 381; and being the remainder of the
property conveyed to the Grantors herein by deed dated
September 12, 1978 from Ernest F. Grimes et ux, of
recorded in the Clerks Office of the Circuit Court of
Frederick County, Virginia, in Deed Book 498 at page
158.
