THIS DEED, made and dated this 8""' day of September, 2004 by and b otween
BARBARA ANN BRAITHWAITE, called the Grantor, and JOHN P. GOO',), JR. and
RITA F. WILSON, hereinafter called the Grantees, and BARBARA ANN BIZAITHWAITE,
erroneously referred to Barbara Ann Myers, Executrix of the Estate of Macil E Myers,
party of the third part.
WITNESSETH: That for and in consideration of the sum of Ten Dollars ($10.00), cash
in hand paid and other valuable consideration, receipt whereof is hereby acknowledged, the
Grantor does grant and convey, with General Warranty and with English Covenants of Title,
unto the Grantees, as tenants in common, a one-half (%) undivided interest to - Dhn P. Good, Jr.,
and one-half (%) undivided interest to Rita F. Wilson, in fee simple, with surv,vorship as at
common law, together with all rights, rights of way, privileges, improvements 'hereon and
appurtenances thereto belonging, all of the following realty:
All of that certain lot or parcel of land, containing two acres and twent) square
rods (2A. and 20 Sq. Rds.) lying and being situate along the Western side of
Virginia - U.S. Highway No. 522, otherwise known as the Front Royal Pike,
about one-fourth mile North of Double Toll Gate, in Opequon Magisterial
District, Frederick County. AND BEING the same property conveyed to
Howard R. Myers and Macil H. Myers, his wife, as tenants by the entirety with
the right of survivorship, by Deed from Denis Hoover, dated December 18, 1963
of record in the Office of the Clerk of the Circuit Court of Frederick County,
Virginia, in Deed Book 295, at Page 428. The said Howard R. Myers died
November 21, 2003 and his interest in the aforesaid property passed to his wife,
Macil H. Myers by the aforementioned survivorship provision. The said Macil
H. Myers died July 2, 2004 and her Will is of record in the aforesaid C%wrk's
Offee as Instrument Number 04-183 Under said Will in Article Three 3) Macil
H. Myers devised all of her property real and personal to Barbara Ann
Braithwaite also know as Barbara Ann Myers. Reference is here made to the
aforesaid plat, deed of dedication, deed, and the references contained therein for
a further and more particular description of the property conveyed herein.
This conveyance is made subject to all legally enforceable restrictive covenants and
easements of record affecting the aforesaid realty.
The Grantor does hereby covenant that she has the right to convey to the Grantees; that
the Grantees shall have quiet and peaceable possession of the said property, free from all liens
and encumbrances; and she will grant such further assurances of title as may be requisite.

The party of the third part joints in the execution of this conveyance to relinquish all and
anyrights the Estate of Macil H. Myers may have in this property.

hereby certify that Barbara Ann Braithwaite, Individually and Barbara Ann Bra!thwaite,
Executrix of the Estate of Macil H. Myers, whose names are signed to the foregoing Deed,
dated this 8`h day of September, 2004 has personally appeared before me and acknowledged the
same in my State and jurisdiction aforesaid.
Given under my hand this 8" of September, 2004.
