Building shall comply with The Virginia Uniform Statewide Building Code Section 310, Use Group R
(Residential) and Section 304, Use Group B (Business) of the Virginia Building Code/2012. Other Code that
applies are the International Mechanical Code for air change, 2012 Virginia Plumbing Code, the ICC ANSI
A 117.1-3-09 Accessible and Usable Buildings and Facilities, 2012 International Energy Code, 2012
International Pool and Spa Code, and 2012 International Fire Code.
Building shall comply with height and area requirements of T503 with applicable increases for type of
construction. Proposed four story Hotel will requires a sprinkler system. FDC located on plans.
Grease traps and grease interceptors shall be provided on hotel kitchens. Grease interceptor is located inside the
building
Open flame devices shall not be less than 15' from structure.
Two accessible exits shall be provided.
Roof Drains shall comply with the International Plumbing Code, 2009. No water shall discharge over
pedestrian walkways.
Handicap parking shall comply with ANSI A117.1-09. Van accessible parking shall be provided and have a
minimum of 11' width with 5' unloading area or a minimum of 8' unloading area with an 8' width per Section
502 ANSI. Signage shall comply with 1106.8 USBC. Maximum 2% slope required for parking and unloading.
Parking appears to meet ANSI Al 17.1-09.
An accessible route provided to the main entrance of the facilities. Passenger loading and unloading under main
entrance/canopy shall meet ANSI Al 17.1-09 and shall be striped as required under ANSI Al 17.1-09 Section
503.3
Please note the requirements in Chapter 17 of USBC/IBC for special inspection requirements on the type of
structure (Soils, concrete etc.) Compaction/soil bearing/soil testing shall be required for placement of new
store.

RE: Site Plan Comments — Marriott Springhill Suites at Rutherford Crossing
Dear Mr. Painter:
Upon review of the subject site plan, we offer the following comments:
1. Provide storm sewer design computations in accordance with the VDOT Drainage Manual (pipe, inlet and HGL).
Storin computations should include existing downstream pipes in order to demonstrate outfall adequacy and
should include all existing/anticipated flows within the pipes.
2. Revise the SWM narrative to include compliance with Channel/Flood protection (i.e. discharge to a manmade
system). Also remove the reference to an existing regional SWM facility (Rutherford Crossing discharges to the
floodplain).
3. Delineate the limits of disturbance on the plans.
4. Provide a letter of permission or show temporary construction easements for all proposed construction on adjacent
properties.
5. Provide a storm drain easement for the existing storm pipes crossing the northwest corner of the property.
Once these comments are addressed, submit a copy of the revised plan for further review.

A VDOT review has been conducted for the BTB Hospitality, LLC Marriott Springhill Suites Site Plan
with a signature date of May 3, 2018. Based off of the review of the Drawings, all of the previous
VDOT comments have been addressed and the Site Plan is approved by our office. Please ensure
that all applicable agencies have the most recent set of approved Drawings.
We offer the following general comments-
* Our review and comments are general in nature. Should details be overlooked during plan
review or conditions in the field exist such that additional measures are warranted, such
measures shall be completed to the satisfaction of the department.
• Materials used and methods of construction shall adhere to the current observed VDOT
Road and Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic
Control Devices, and Land Use Permit Special Provisions.
• A preconstruction conference shall be held by the engineer and/or the developer with the
attendance of the contractor, various County agencies, utility companies, and VDOT prior to
initiation of work.
• All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to
a pipe or drainage easement.
• Any construction related changes to the approved plan must come through the design
engineer to VDOT for approval. Please allow a minimum of 5 business days for VDOT review.
• A Land Use Permit shall be obtained before any work is performed on the State's right-of-
way. The permit is issued by this office and may require application fees, the salary &
expenses of a State assigned inspector, and surety bond coverage.
• Please provide one electronic copy of the plans to this office for file and permitting.
