Lewis Painter -Lewis, PLC 817 Cedar Creek Grade, Suite 201 Winchester, VA 22601 RE: Master Development Plan for Abrams Chase — Age -Restricted Single -Family Detached Property Identification Numbers (PINS): 65 -A -25A & 65 -A -28A Dear John: Thank you for the opportunity to review the master development plan (MDP) for the development referred to as Abrams Chase; to include 13 single-family detached age -restricted units on 3.54 -acres in the RP (Residential Perfonnance) Zoning District. Please adequately address each of the comments listed below: Preliminary Review Comments: 1. Generalized Development Plan. Ensure conformance with, and include a copy of on Sheet 1, the approved Generalized Development Plan (GDP) approved with Rezoning Application #11-06; copy attached for reference. 2. Waiver. Include a description of the waiver request, to relieve the developer the requirement to provide a community center, and cite the applicable Zoning Ordinance section under "General Notes." Supplemental Regulations. Add a note under "General Notes" specifying the landscape plantings requirements for each individual lot per Section §165402.09 (F), single-family small lot. 4. Recreational Units. Specify the type of recreation unit to -be -provided (waiver letter states it will be an "outdoor pavilion") on Sheet 1. 5. Building Restriction Lines. The side yard setback for single-family small lots is 5 feet (ft) for detached units, please update. 6. Sidewalks. All sidewalks should be a minimum of 5 ft wide. Provide a revised cross section on Sheet 2. 7. Transportation Improvements. The "hammerhead" turnaround should be extended west to the property line for future inter -parcel connectivity to PIN# 65 -A -25B (Proffer C-1). Please confirm this transportation improvement is acceptable to VDOT. In order to continue the review of this MDP, you will need to submit all review agency comments and review fee, to this department (please note, original check provided has been returned until all application components are complete). A disk with a pdf copy of the MDP, once ready for submission, is also required. Approval comments are required from the following agencies: Frederick County Fire Marshal, Frederick County Department of Building Inspections, Frederick County Department of Public Works, Frederick County Department of G.I.S., Frederick County Parks & Recreation, Frederick County Sanitation Authority (FCSA), and the Virginia Department of Transportation (VDOT).
