Family Detached

Dear John:
Frederick County approved the above -referenced, Master Development Plan MDP #05-17 —
Abrams Chase on November 15, 2017. This MDP is approved for 13 single-family detached age -
restricted units and right-of-way reservation for the future condition of Senseny Road. Internal
streets, pedestrian connectivity, and future inter -parcel access to the west were also included on
this MDP. This MDP is also in conformance with the approved proffer statement for Rezoning #11-
15, Abrams Chase.
As part of the approval of this MDP, the Board of Supervisors on November 8"' also approved a
waiver of the requirement for a community center, as the proposed subdivision contains less than
25 lots. As a condition of this waiver, the Applicant is responsible to provide an equivalent
recreational value of three (3) recreational unit for each 30 dwelling units, prorated, or 1 unit within
the project. The Applicant intends to fulfill this requirement by providing an outdoor pavilion with
picnic tables, trash receptacles, and areas for outdoor cooking.
All requirements of the Frederick County Zoning and Subdivision Ordinance have been addressed
in the plan. I am providing you with three (3) copies of the approved final Master Development
Plan. Please ensure that these plans are distributed accordingly. Feel free to contact me if you have
