Tyler,
The existing entrance (Barracks Lane) meets the minimum sight distance requirements for a
commercial entrance/street connection. Moving the entrance east along the property frontage on
Woodchuck Lane would present more challenges to overcome, foremost obtaining substantial
permanent sight distance easements from the neighbor across the street and the neighbor to the
east. The Round Hill Road option isn’t a great location either with the undesirable skew of the
railroad tracks which are located in the functional area of the intersection.

Matt & Tim, following our recap this morning of the discussion of pending CUP #07-17 (Caroline Dixie
Scheulen) for 283 Barracks Lane; can you please confirm the current configuration of Barracks Lane as the
private-access drive onto Woodchuck Lane is acceptable VDOT and that moving the entrance east along the
property frontage on Woodchuck Lane may otherwise not be appropriate. Also, please confirm access from the
property across the old Round Hill Fire Station (& railroad tracks) onto Round Hill Road is not desirable given
site distance and grade.
If we need to discuss further, please let me know. This item goes back to the Planning Commission on
November 1; if possible please provide a written response in the next few business days. Thank you.
