Dear Mr. Valetti:
Planning Staff has reviewed the above referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in
this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review
Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern.
1) Sheet Index. The sheet index in not correct. In the plans there was not 106A, the road sheets (510-
521) were not indexed, and there is only one landscaping sheet.
2) Doors. Show all loading doors and loading areas for both buildings (a symbol such as atriangle could
be used). The plan currently states to see the architectural plans; the doors need to be shown on the
site plan.
3) Dumpsters. If any dumpsters will be utilized on the site, they need to be shown on the plan. If none
are proposed, provide a note on sheet C -105.
4) Sign Location. The freestanding signs need to be relocated as indicated on sheet C -105.
5) Lighting. Indicate if any wall pack or pole lighting is proposed for the site. If so, locations and
details need to be provided on the site plan.
After you have revised the site plan, please resubmit two copies so that I may verify the information contained
on the plan. 1 will need all approved review agency comment sheets and at least five copies of the final plan
for approval. Comment sheets are required from the following agencies: Frederick County Fire Marshal,
Frederick County Department of Building Inspections, Frederick County Department of Public Works,
Frederick County Department ofG.I.S., Frederick County Sanitation Authority, and the Virginia Department
of Transportation.

Dear Mr. Valetti:
Planning Staff has reviewed the above referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please
review Staff's comments listed below and then prepare a revised site plan which adequately addresses
each concern.
Review Comments:
I) Special Limited Power of Attorney Form. Please have the property owner sign the attached
Special Limited Power of Attorney Form prior to further review or approval. This form should
be notarized and completed to grant the applicant (you) with authorization to represent them for
this site plan.
2) Property Identification Number (PIN). The PIN number on the coversheet is incorrect.
3) Project Summary. The project summary on the coversheet is incomplete. Provide the actual
BRL's and the actual FAR.
4) Maximum Height. The maximum height in the M1 is 60 feet, not 75 feet.
5) Slat-laze. The coversheet shows 40 foot signs with 100sf, but sheet C -105 shows 50sf signs. The
proposed signage should be revised to show 12 foot tall 50sf monument signs to reflect the
proposed changes to the County's sign ordinance.
6) Adjoining Properties. Label all adjoining properties.
7) Brooke Road. Show the complete Brooke Road extension on this site plan (all striping, etc.).
8) Trailer Parking Areas. Ensure that all trailer parking areas have curb and gutter.
9) Building 1 Parking. The curb and gutter between the two vehicle parking areas is not needed.
10) Building 2 Parking. On sheet C -105, the building 2 parking data is incorrect. Building 2 is
shown with two office areas but only one is shown with parking.
11) Future Parking. All areas labeled future parking should actually show the intended parking
layout. Site plans are valid for five years and the parking could be labeled phase 2. If the parking
is labeled as phase 2, it could be constructed at a later time.
12) Handicap Parking. The HC parking for building 1 is not labeled and both buildings need to
show ramps for the HC parking.

13) Acreage Summary and FAR. The FAR on sheet C -105 does not match the acreage
provided /building sf. Include in the summary the total amount of the property in ROW.
14) Sidewalk. Extend the sidewalk as indicated on sheet C -105 for building 2.
15) Doors. Show all loading doors and loading areas for both buildings.
16) Dumpsters. If any dumpsters will be utilized on the site, they need to be shown on the plan.
17) Sign Location. The sign adjacent to building 2 could be moved as indicated and the parking
expanded.
18) Lighting. Indicate if any wall pack or pole lighting is proposed for the site. If so, locations and
details need to be provided.
19) Landscaping Plan. The landscaping plans are not referenced on the coversheet for the most
recent site plan submission. Revise the coversheet to include the landscaping plan.
20) Tree Numbers. The landscaping plan states that there are 127 perimeter and interior trees; the
plan only accounts for 120.
21) Trailer Storage /Parking Screening. On the landscaping plan, the Holly needs to be 36 inches at
time of planting and Magnolia cannot be used.
22) Hedges. A 36 inch evergreen hedge needs to be provided as indicated on the landscaping plan.
23) Trailer Screening. The landscaping plan states that the trailer spaces at the rear of the site will
not be screened due to the location of the water line. Not screening the spaces is not an option. If
plants cannot be provided, a 6 foot fence will be required.
After you have revised the site plan, please resubmit two copies so that 1 may verify the information
