THIS DEED, made and dated this day of June 2005, by and
between RONALD A. FEATHERS and TENONCEE FEATHERS, husband and
wife, hereinafter called the Grantors; and DAVID A. HICKS and LINDA W.
HICKS, husband and wife, hereinafter called the Grantee.
WITNESSETH: That for and in consideration of the sum of Ten Dollars,
and other valuable consideration, the receipt of which is hereby acknowledged,
the Grantors do hereby grant and convey with General Warranty and English
Covenants of title unto the Grantees, in fee simple, tenants by the entirety with
common law right of survivorship, the following property:
All of that certain lot or parcel of land, amounting to 2.047 acres,
more or less, together with all improvements and appurtenances thereto
belonging, lying and being situate along the Western side of the new
location of Virginia -U.S. Highway No. 522, about three (3) miles
Northwest of Winchester, in Stonewall Magisterial District, Frederick
County, Virginia, and being further described by plat and survey by L
Allen Ebert, L.S., dated 6 March, 1987, of record in the Clerk's Office of
the Circuit Court of Frederick County, Virginia, in Deed Book 664, at
Page 149; AND BEING the same property conveyed to Ronald A.
Feathers and Tenoncee Feathers, his wife, from Lloyd R. Renner, by
deed dated May 11, 1987 and recorded in said Clerk's Office in Deed
Book 647, at Page 93.
Reference is hereby made to the aforesaid instruments and the
attachments and the references therein contained, for a more particular
description of the property hereby conveyed.
This conveyance is made subject to all easements, rights of way and
restrictions of record, if any, affecting the subject property.
