Covenants of title unto the Grantee, in fee simple, the following property:
All of that certain lot or parcel of land, together with all rights,
rights of way, improvements thereon and appurtenances thereunto
belonging, lying and being situate in Shawnee Magisterial District,
Frederick County, Virginia, containing 0.619 acres, and being more
particularly described by that certain plat and survey drawn by H.
Bruce Edens, C.L.S., dated August 20, 1970, of record in the Office of
the Clerk of the Circuit Court of Frederick County, Virginia, in Deed
Book 372, at Page 145, and further being more particularly described
by that certain plat and survey drawn by H. Bruce Edens, C.L.S., dated
November 7, 1985, of record in the aforesaid Clerk's Office in Deed
Book 605, at Page 823; AND BEING the same property conveyed to
William F. Carl, Jr. and Beth L. Carl by deed dated June 16, 1993,
from William F. Carl, Jr., of record in the aforesaid Clerk's Office in
Deed Book 798, at Page 1664.
FURTHER, WITNESSETH: That for and in consideration of the sum
of Ten Dollars (510.00), and other good and valuable consideration, receipt
of which is hereby acknowledged, the Grantors do further quitclaim, release
and convey unto the Grantee, its, successors and assigns forever, all of their
right, title and interest, in that certain ten foot right of way or easement for
purposes of ingress and egress to the hereinabove described property from

and the references therein contained, for a more particular description of the

APPLE BLOSSOM PROPERTIES LIMITED PARTNERSHIP, a Virginia limited
partnership, pany of the first part, hereinafter called the Grantor, and SHENANDOAH
UNIVERSITY, a Virginia non -stock corporation, which is a private accredited and non profit
institution of collegiate education within the Commonwealth of Virginia, party of the second
part, hereinafter called the Grantee.
WITNESSETH: That for and in consideration of the sum of Ten ($10.00) Dollars,
cash in hand paid, and other good and valuable consideration, the receipt of which is hereby
acknowledged, the Grantor does hereby grant and convey with special warranty of title unto the
Grantee, in fee simple, absolute, all of that certain lot or parcel of land, together with the
improvements thereon and the appurtenances thereunto belonging, lying and being situate in
Shawnee Magisterial District, Frederick County, Virginia, at the northerntenminus ofTulane
Drive (Virginia Route 797) containing 3.973 acres and more particularly described as Parcel
"A" on that certain plat of survey drawn by H. Bruce Edens, Land Surveyor, dated Oetober 24,

portion of the same land conveyed to APPLE BLOSSOM PROPERTIES LIMITED
PARTNERSHIP by deed of record in the Clerk's Office of the Circuit Court of Frederick

This conveyance is made subject to all rights of way and restrictions of record
affecting the subject property and particularly those easements set forth on the aforesaid
attached plat which are by this reference made a part hereof as if set out in full.
The Grantor hereby covenants that it has the right to convey to the Grantee; that the
Grantee shall have quiet and peaceable possession of the said property, free from all liens and
encumbrances; and it will grant such further assurances of title as may be requisite.
