Bruce Edens, C.L.S., dated August 20, 1970, of record in the Office of the Clerk of the Circuit Court of Frederick County, Virginia, in Deed Book 372, at Page 145, and further being more particularly described by that certain plat and survey drawn by H. Bruce Edens, C.L.S., dated November 7, 1985, of record in the aforesaid Clerk's Office in Deed Book 605, at Page 823; AND BEING the same property conveyed to William F. Carl, Jr. and Beth L.
