STOTLER, EXECUTRIX OF THE ESTATE OF NELLIE ATKERSON HORNER OMPS, DECEASED, of the one part, hereinafter called the Grantor, and K J INVESTMENTS, L. C., a limited liability company organized under the laws of the Commonwealth of Virginia, of the other part, hereinafter called the Grantee. WHEREAS, Nellie Atkerson Horner Omps died on the 7th day of August, 1993, seized and possessed of the hereinafter described property; and, WHEPXkS_ by her Last Will and Testament dated March 26, 1992, of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Will Book 104, Page B89, after certain specific bequests, devised all the remainder of her estate one -third to her daughter, Emmagene Fay Omps Dorsey, one -third to her son, John Ezra Omps, and one -third to the children of her son, Keven Voyne Omps, namely, Kenneth William Omps, Martha Lou Omps Holliday, Jessie Marie Omps Gulick and Michael Voyne Omps, all being over the age of eighteen years; an WHEREAS, Evelyn H. Stotler was appointed as Executrix of the estate under said Will with full power and authority to sell any and all of her property, both real and personal; and, WHEREAS, Evelyn H. Stotler qualified as Executrix of the Estate of Nellie Atkerson Horner Omps, deceased on the llth day of August, 1993, before the clerk of the Circuit Court of Frederick County, Virginia; NOW THEREFORE THIS DEED. WITNESSETH: That for and in consideration of the sum of Ten ($10.00) Dollars, cash in hand paid, and other valuable SOHN F. ANDERSON ATTORNEY AT LAW WINL1ESTER. VIRGINIA nn007151552 consideration, receipt whereof is hereby acknowledged, the Grantor does hereby grant and convey with SPECIAL WARRANTY of title, unto the Grantee, in fee simple, together with all rights rights of way, privileges and appurtenances thereunto belonging, all of that certain tract or parcel of land, together with the improvements thereon, situated about two miles northeast of Winchester in Stonewall District, Frederick County, Virginia, on the east side of U. S. Route 11, (the Winchester and Martinsburg Turnpike) containing:2.34 Acres,)more or less, identified as Frederick County Tax Map 43 A 150, and being all of the remainder of the property conveyed H. Omps and Nellie A. Omps, husband and wife, by deed of Tennie L. Omps, et als, of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Deed Book 192, Page 500,II to which deed and the references therein, reference is here made for a more particular description of the property herein conveyed. The said Herschel H. Omps died on the 6th day of June, 1971, and by his Last Will and Testament of record in the Office of the Clerk of the Circuit Court of Frederick County, Virginia, in Will Book 72, Page 61, devised all of his property to his Wife Nellie A. Omps.
