`Further; the Grantor reserves a certain 20- f6ot -wide sanitary' sewer easement over the
southeastern portionof,the;17.0954',acre tract for the benefit ofthe 1.2499 acre tract, as, shown on
the Easement Plat.
Within the 1.2499 acre tract;-.there is -set aside along the southern boundary`of the aforesaid
Easement of-Possession a`variable width drainage and storm water management easement for the
benefit of the land lying within the 1.7:0954 acre tract; which easement is shown as "Drainage and
Stormwater Management Easement" on.the Easement Plati attached, hereto.
Further, the Grantors do hereby grant and convey unto. the Grantee'those two (2) certain
30- foot -wide, non - exclusive' drainage easements lying to the'west of 'the 18.3453 acre tract and
which easements are;for the: benefit ofthe 17.0934 acre tract. :Said 30;f6ot.drainage, easements
appear of record in the aforesaid, plat drawn by Richard A. Edens, L.S., dated June. 13, 2006,
revised August 31, 2006 (sheet 3 of 6) attached as ;a part of instrument No. 06- 0018814.
The Grantors do further grant unto the Grantee, a non- exclusive appurtenant easement,
20 feet in width, for sanitary ,sewer over the adjacent .tract of land containing 32.1581 acres
(designated Tax;Parcel'No. 43 -A -99 on the tax records of Frederick County),, which easement
runs-generally from the southwestem comefof the property conveyed herein to the existing sewer
main which lies west of the: hind'herein conveyed to the Grantee, and'which.2O foot sanitary
