Dear Mr. Kepler:
The above - referenced site plan was approved on August 21, 2012. This site plan is approved for
the construction of a proposed 27,024 square foot office building with parking. The approval of
this plan makes site plan 30 -09 obsolete.
I am providing you with three (4) copies of the approved site plan. Please forward these copies
to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept
for future reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this
office to schedule an on -site inspection. Do not hesitate to contact me if you have any questions
or comerns.

We are in receipt of the comments dated August 10, 2012 and offer the following responses:
Comments from Frederick County Planning
General Comment: Cover Sheet: Update Frederick County's SP # per markup plan.
Response: Reference to Frederick County's SP #19 -12 has been added on the cover sheet. The number in
the lower right corner of plan sheets is for Greenway Engineering reference.o/
Comment 1: Sheet 2. Correct Project Information.
Response: The project information has been corrected.
Comment 2: Sheet 6. Check adjoiners information.
Response: Adjacent owner information has been corrected per Frederick County GIS site informationd/
Comment 3: Sheet 6. Provide pavement markings.
Response: Pavement directional arrows have been provided.
Comment 4: Sheet 6. Provide locations of all proposed signs.
Response: No signs are proposed with this plan per project information on sheet 2 of 12.W
Comment 5: Sheet 6. Suggest providing sidewalk to existing NFCU building.
Response: We are still working with the architect on the best means of access. Sidewalk is not included at
this time.

Comment 6: Sheet 6. Annotate sight distance easement (check plan).
Response: A 5' sight distance easement along front of property has been added.
Comment 7: Sheet 6. Note HC signs.
Response: H.C. parking signs with Note have been added.
Comment 8: Sheet 7. Is there any conflict between utility easement and storm sewer easement?
Response: A 20' utility easement reservation was recorded for future utilities. Easement can accommodate
utilities, landscaping, and curb & gutter with this proposed site plan. Of
Comment 9: Sheet 7. Dumpster & Pad — If none is provided, provide note on plan that trash is removed by
service, otherwise provide location and detail.
Response: Dumpster location and detail have been added.
Comment 10: Sheet 9. See plan for mark up and questions.
Response: No additional screening shrubs are required on the west and south portions of parking lot due to
3' tall berm (minimum). The number of north side screening plants has been revised along with tree type and
shrub type. Landscaping in this portion of the utility easement has been approved.
Comment 11: Sheet E -I of 12. Note that pole lights will be shielded.
Response: All light fixtures are shielded against up -light for dark sky compliance. Perimeter lights have
back light shields so there is no spillage onto adjacent properties.
General Comment: Once you have revised the site plan, please resubmit two copies.
Response: Two sets of revised plans are attached.

Planning Staff has reviewed the above - referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter are adequately addressed. Please review Staff's comments listed below and then prepare a
revised site plan.
