WIP, we are moving to a new site plan formalizing the entire area. So we will have a new submission for Home Depot.

Re: Review Comments for Site Plan #14 -12; Camping World Revisions

Dear Ron:
Planning Staff has reviewed the above - referenced site plan to determine if administrative approval
can be granted. At this time, administrative approval cannot be granted. This site plan is denied
until the issues in this letter, as well as all issues of the other review agencies, have been adequately
addressed. Please review Staff's comments listed below and prepare a revised site plan which
adequately addresses each concern.
Review Comments:
1) Proiect Summary. On sheet 5, remove the "portion of from the PIN Number.
2) Proiect Summary - Use. On sheet 5, revise the use to "RV Sales, Service and Retail ".
3) Proiect Summary - Setbacks. On sheet 5, the side and rear setbacks are listed as 50 feet;
since there are not buffers required, the B2 side /rear setback is 0. Also, the parking lot
setback along road ROW's is 10 feet for new parking/display additions.
4) Existing Easements. Provide the legal reference for all existing easements.
5) Third Entrance. The sidewalk and curb and gutter for the third entrance needs to be
extended to the property line as indicated on sheet 5.
6) Notes. On sheet 5, note #2 needs to be revised to reflect the current sign regulations.
7) Parking Calculations. The parking space numbers provided on sheet 5 need to be revised.
The two lists don't add up and they don't match what is shown on the site plan.
8) Display and Service RV Spaces. The display and services spaces need to be clearly
delineated from each other.
9) Landscaping Notes. On sheet 7, revise the Zoning Ordinance reference to show § 165-
203.01 B.
10) Lighting. On sheet 7, there is a light pole symbol located in a display space.
11) New/Relocated Lighting. The lighting notes state that the light pole height is 37.5 feet; any
existing light poles at 37.5 feet in height can remain. However, any new or relocated poles
cannot exceed 25 feet in height. Also, since the lighting is being modified, a photometric
plan needs to be provided with this site plan.

After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five
copies of the final plan for approval. Comment sheets are required from the following agencies: the
Virginia Department of Transportation, the Frederick County Inspections Department, the Frederick
County Engineer and the Frederick County Fire Marshal.

We have enclosed a revised site plan to add approximately one -half acre of parking area to the Camping
World site. This expansion will allow the user to split the parking area into two parts. The northern half will
be for recreation vehicle display for sale. The southern lot will service the existing retail /service use.
Please find the completed application, Power of Attorney, fee and two sets of plans. We have also provided
plans to the FCSA, VDOT, Frederick County Public Works and the Fire Marshal. We did not send plans to
the Inspections office.
