Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
Storage) and Section 304, B- Business of the International Building Code /2009.Other Code that
applies is ICC ANSI A117.1 -3 -03 Accessible and Usable Buildings and Facilities.
Proposed 31500 sq ft single story warehouse/Business shall comply with Chap 5 for height and
area (T503). Site plan indicates incoming sprinkler system as required for Storage 12000 sq ft or
larger. Fire hydrant locations shall be per IFC 2009 and approved by Fire Marshal.
FF elev for slab indicates fill exceeding that allowed per code. Engineering required for slab
foundation.
Special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel etc.)
60% of the entrances shall be accessible. Two entrances provided. Accessible parking and
unloading appear to maintain 2% max slope. Accessible entrance appears to have series of
ramps. Ramps shall not exceed 1:12 slope for ANSI. Ramps exceeding 6" elevation require
handrails and possible guardrail. Please provide elevation marks along length of ramp and
landing. Please provide side elevation details for ANSI on ramp rise /run. Door approach for
landingtramp shall comply with ANSI Al 17.1 -03 for door approach. Landings at doors shall not
exceed 1:48 slope and thresholds shall not exceed ' /z" Handicap parking and quantities ok per
T1106. HC Signage shall comply with USBC 1106.8. Building may require additional exits
due to travel distance. Exterior exit stairs shall be designed as an exterior area of refuge per
Section 1007.7 which requires the exterior wall to be rated for one hour and opening rated for %
hr. A minimum of 30 "x40" clear space required outside the required landing. Stairs shall have a
minimum clear width 48" handrail to handrail. Signage as required per ANSI for identification
required.
Required Exit shall not exceed maximum travel distance listed in T 1016.1. Max travel distance
cannot exceed that listed in Table 1016.1. Fire department access may be required around
perimeter of building if height of storage exceeds 12' in height. If building does not meet the
exceptions for increased travel distance, additional accessible exits may be required along
perimeter of building.

Fire department access (doors) will be reauired at 100' intervals around the nerimeter of the
building as required under IFC 2009 (International Fire Code) if storage racks with heiahts

The application for site plan for this property appears to have a measurable impact on Route 863, the
VDOT facility which would provide access to the property. The plan is acceptable. If any work is
performed on the State's right -of -way, a land use permit will need to be applied for and issued to cover
said work. The permit is issued by this office and requires a fee and surety bond coverage.
