COUNTY of FREDERICK Department of Planning and Development 703 /665-5651 Fax 703/678-0682 MEMORANDUM To: Comprehensive Plans & Programs Subcommittee Members From: Lanny Bise, Planner I L c- 0 Subject: Parcels Located Along Rail Corridors Date: March 1, 1993 I have completed an analysis of existing zoning along rail corridors and have attached a complete breakdown of industrial and non -industrial parcels by tax map. Below is a summary. STUDY AREA Our study areas include tax map 63 which is the area south of the City of Winchester boundary to the Route 37/Route 11 South interchange, tax maps 74, 75, and 85 which is the area south of the Route 37/Route 11 South interchange to just south of Stephens City, tax maps 43 and 44 which is the Route 11 North/Route 37/I-81 interchange area near Stonewall Industrial Park, and tax maps 33 and 34 which is the area around Clearbrook/Route 11 North. EXISTING ZONING There are approximately 4,567 acres with rail frontage in these study areas. The area contains a total of 856 acres of industrial(B-3, M-1, and M-2) zoning. Of this amount, 24 acres are zoned B-3, 566 acres are zoned M-1 and 265 acres are zoned M-2. There are approximately 256 acres of industrial property currently vacant. KEY AREAS There are several vacant non -industrial parcels greater than 15 acres in size located near key interchange areas and identified business corridors. For instance, along the Route 11 South business corridor between Route 37 and the Stephens City boundary, there are approximately 335 acres with rail frontage and access to Route 11 via Route 649. 9 North Loudoun Street P.O. Box 601 Winchester, VA 22601 Winchester, VA 22604 Page -2- Rail Memo March 1, 1993 Near the Route 11 North/Route 37/Interstate 81 interchange there are approximately 643 acres with rail frontage and access to Route 11 and Interstate 81. The majority of this land is located on the eastern side of Route 11 North in the vicinity of the Stephenson Depot Battle site and for the most part is undeveloped. In Clearbrook, there are two vacant parcels containing a total of 54. acres that has direct access to Interstate 81 via Route 671. There are many more parcels located along these rail corridors that have rail frontage and access to Route 11 and Interstate 81 that the subcommittee may want to discuss.
