in Stonewall Magisterial District, Frederick County, Virginia, fronting on the East side of
U. S. Highway No. 11 and on the South side of Virginia State Secondary Road No. 661, commonly
called Red Bud Road, containing three and one - fourth (3J) acres, more or less, being the same

appears on the sketch attached hereto and incorporated herein by this reference.
2. Charles A. Pine, Sr. believes that the aforesaid land is zoned
residential, said land falling within Zone B. At the time of the enactment of the existing

of the land in the neighborhood of the subject property during the years since enactment

but highly desirable and suitable for commercial purposes, including use as a motel, restaur
and /or automobile service station, and /or used car and /or mobile homes sales lot.
WHEREFORE, your Petitioners respectfully apply for a special
from and /or amendment to the existing Zoning Ordinances which would remove the existing res
